Associate / Senior Associate, Fund Management

Department

The department is Fund Management. This department is primarily responsible for creation of real estate strategies and products, matching them with the right investors and to manage the investments till the end of its life cycle. As such, the department is supported by 2 teams. One team is the Investment and Portfolio Management team, and the other is the Investor Relations team.

Designation and Reporting

Your designation is Associate / Senior Associate, Fund Management. You will report to one of the investment managers in the department, as assigned by the Head of Department.

Scope of Work

Your role is to assist the team in its various responsibilities, which includes the following (but not limited to):

Deal Evaluation:

• Financial Modelling - Grow our real estate portfolio
• Coordinate with various departments on input parameters - Strengthen cross department underwriting process
• Conduct legal, tax, technical and financial due diligence - Be abreast of latest transactions and market performance
• Preparation of investment papers for Investment Committee approval

Capital Deployment/Deal Execution:

• Coordinate with external service providers on the acquisition and fund set-up
• Support deal negotiation and acquisition of land - Have full oversight in supporting the CEO during the negotiations to settlement
• Address tax/legal related activities pre and post-acquisition - Ensure that the set-up of the entire structure for acquisition is full proof from a legal and tax perspective

Fund Raising:

• Educate the wider team on both the qualitative and quantitative aspects of the deal - With knowledge on the deal and its underwriting to support the teams' fund-raising efforts
• Accompany the team for fund raising efforts provide inputs to investors on the market, structure, and deal specifies

Fund Administration:

• Done collectively with Investor Relations - To be accountable for administrative matters regarding the investors
• Work with Fund Administrator on investor on-boarding and issuance of securities
• Preparation of notices i.e. draw down, distribution, etc
• Storage of Fund and Investor information
• Internal filing and organisation together with WHCP admin

Compliance to Tax Incentive:

• Establish tax incentives for newly set-up funds - Ensure our tax position is as per underwriting
• Handle the on-going reporting of tax incentives

Research:

• PBSA specific, macro and situational research
• Preparation of semi-annual research update - To update key stakeholders on the changing environment and its effects on the portfolio
• Work with Business Development, Asset Management and Portfolio Management on situational research where necessary - To track data and identify trends on the portfolio and wider market

Internal Reporting and Planning:

• Regular monitoring and updating of senior management on: deals evaluated, operational and financial performance of the portfolio, portfolio valuations and trends in the market - Ensure that senior management get regular updates
• Actively monitor fund liquidity, interest rates, control fund expenses, and perform fund level modelling
• Participate in regular planning for department

Corporate:

Others:

Job Requirements:

• Degree in real estate or any relevant discipline.
• Minimum 1-3 years of professional working experience in real estate investments, valuation or fund management, and broad general knowledge of APAC real estate market
• Fresh graduates are also welcome to apply

• Familiarity with Excel financial modelling is a must.

What the role is

Operations Management and Engagement Department (OMED) oversees the day-to-day operations of NEA-managed hawker centres and works with stakeholders such as Town Councils and Hawkers Associations to ensure that the centres are clean and well-maintained.

What you will be working on

The job responsibilities include the following:

1.Tenancy Management

• End-to-end management of stall tenancies, from ensuring stalls are in tenantable condition, onboarding of new stallholders to processing applications of transfers, assignments, joint operators and termination etc.
• Conducting tenancy inspections and enforcements to ensure compliance to relevant statutory and tenancy requirements.
• Managing arrears such as stall visits, serving of NTQs, executing WSS/WOP etc.
• Operationalising new policies e.g. ensuring compliance of stallholders to PHC measures, management of ISP, SRHZ, apprentices etc.

2.Cleaning & Facilities Management

• Ensuring high cleanliness standard, good maintenance and safe operation of the centres.
• Managing the facilities in MSE-owned Hawker Centres through centre level checks, covering facilities maintenance (preventive and routine maintenance), cyclical repairs and redecorations, ad-hoc improvement works to enhance patrons’ experience, incident management, general and toilet cleaning, table-cleaning management, and pest control.
• Conducting centre surveillance in HDB-owned Hawker Centres to flesh out areas of concerns to stakeholders such as Regional Offices, Town Councils and Hawkers Associations.
• Appointed by Designated Person (DP) as the Environmental Control Coordinator (ECC) for each hawker centre / wet market, to develop the ES programme in accordance with the ES standards and monitor its implementation on-site.

3.Feedback/Appeals Management & Stakeholders’ Engagement

• Managing feedback providers professionally to ensure that their feedbacks are being addressed or resolved promptly in accordance to NEA’s service standard.
• Regular engagement with stakeholders including stallholders, Merchants/Hawkers Association (MA/HA), Town Councils, other Agencies etc to implement initiatives and resolve operational issues related to Hawker Centres.
• Planning and implementing activities and programmes in Hawker Centres, such as fire drills & safety training and spring cleaning, and liaise closely with relevant authorities and stakeholders.

4. Any other tasks as assigned.

RESPONSIBILITIES

Provide support to Supervisor/Senior Executive in Gym Tonic and Frailty Management Programme (FMP).

Gym Tonic:

• Implement Gym Tonic therapy programmes.
• Conduct group fitness/wellness programmes for Active Ageing Centres (AACs) if required.
• Monitor and record clients' vital signs for therapy
• Undertake administrative duties such as upkeep of clients' files, attendance-taking and tracking for follow-up where needed, administer billing and fees collection. :
• Upkeep of Gym Tonic therapy equipment and inventory records. This includes daily checks, coordinate matters relating to repair and maintenance.

FMP:

• Manage designated FMP sites and programmes as assigned
• Manage individual client's pre and post assessment plan.
• Plan and maintain records of services provided at the centre. Update statistics when necessary.
• Manage communication and/or feedback with client's family as required.
• Recruit and train senior volunteers to enhance operational efficiency.

Ad-hoc/Others:

• Participate in all Gym Tonic/FMP meetings. Provide statistical updates where needed.
• Carry out additional tasks and duties as assigned, which may include volunteer recruitment, and contributing to project teams as needed.

• Related experience in working with seniors or in the social service sector
• Preferably with Sports Science and/or Gym Tonic background
• Prior experience in stakeholder management, working with community partners is a plus

• Minimum of 7 years’ work experience as a Project Manager in BMS, HVAC, or Industrial Controls / Automation.
• PMI PMP Certification or an equivalent
• Advantage to have experience in construction project management within a Data Centre environment.

1.Carry out the overall project planning, cost control and project management. Liase with engineers, architects etc. to determine the specifications of the project.

Job Description & Requirements

1.Carry out the overall project planning, cost control and project management. Liase with engineers, architects etc. to determine the specifications of the project.

Strong interpersonal, communication & negotiation skills as you will be working closely with clients and suppliers to ensure effective delivery within the expected time frame, costing, and quality objectives.

Determine needed resources like manpower, equipment and materials from commencement to completion of project with attention to budgetary limitations.

2.Review contractual terms, and attend meetings/ site walks to have a clear understanding of project requirements.

3. Plan all construction operations and schedule intermediate phases to ensure deadlines will be met. Monitor works for the contract, and ensure that it is done in compliance with contract specifications, including verification of completed works.

4.Manage the project team, and provide effective supervision to ensure that works is carried out in a manner that meets quality standards, along with WSH objectives.

5.Be the key personnel to resolve site problems, and conduct meetings with project team to identify issues encountered during construction period. Provide leadership to team members to ensure effective resolution.

6.Management of post construction issues with clients, consultants, sub-contractors and relevant authorities and ensure timely rectification.

7.Review and endorse subcontract documents and progress/work claims submitted by clients and sub-contractors.

Roles and Responsibilities

• Implement a high-level effective PMO/project management framework and execution methodologies, incorporating necessary project management processes as required

• Manage a portfolio of numerous regional projects, including personnel, project schedules, technical oversight, team development, supporting of budget preparation and financial reporting

• Oversee teams of project managers, architects, engineers and/or other consultants to deliver mission critical projects on time, to budget and to the highest quality

• Establish formal reporting arrangements on regional projects

• Support development of project scope documents, quality standards, project-specific technical specifications and relevant drawings.

• Review relevant master schedules and other reports as necessary to ensure timeline is met

• Manage statutory processes to ensure the project developments comply with local authority requirements and codes of practices

• Negotiate contracts with consultants, external project managers, contractors and equipment vendors as required

• Provide regular reporting on regional project status with strategies to correct project deviations.

• Ensure scheduling, minuting of various project meetings

• Provide timely regular and accurate reporting on the project progress, costs, quality and safety

• Manage and document project change requests including time extensions and follow up on approvals

• Oversee proper close out processes are followed through to completion, including handover of final O&M manuals and as-built documentation

• Travel as needed to effectively manage teams and projects.

Requirements

• Bachelor’s Degree in Construction, Engineering, Technology or a related field

• Minimum 10 years’ experience in program/project management preferred including at least 5 years’ experience in construction of mission-critical environments and data centers.

• Strong knowledge of typical construction contracts and building codes

• Experience working with construction disciplines and trades (general/architectural, structural, mechanical, electrical, fire protection, etc.)

• Ability to apply quality management principles and processes

• Ability to apply risk assessment and management principles and processes

• Have strong analytical, research and negotiation skills, strong contractual knowledge including reading contractual terminology

• Strong written communication skills, with a demonstrated ability to draft reports, minutes, correspondence, procedures, processes and forms
