· Assist the Management to define project scope and objectives, involving all relevant Stakeholders and ensuring technical feasibility
· Attend project meetings and work with main contractor, consultants, asset team to determine and overcome client requirements, regulatory matters, marketing & leasing requirements, property management matters etc
· Oversee all technical changes, deviations and modifications to the designs and specifications
· Ensure that all assigned projects are delivered on-time, within scope of designs and specifications and within budget set by Management
· Maintain and track key milestones of assigned projects
· Effectively and accurately communicate relevant project information to the Management, Stakeholders, JV Partners, main contractor team and any other relevant project consultants
· Review the competency of Contractor Quotations to ensure only fair and reasonable pricing is recommended for Management Approval
· Issue Contracts, Letters of Awards, Purchase Orders, RFP (Request for Proposal), Tender Requirement, Technical Specifications etc, where applicable
· Conduct site inspection, prepare progress reports and organize development meeting with Asset Manager, Management and Stakeholders throughout the lifecycle of the project
· Manage changes to the project scope, project schedule, and project costs using appropriate verification methods / through accredited consultants
· Report and escalate critical issues and significant project discrepancies to the Management as needed
· Monitor cost overruns, variation orders, omissions and any deviations from contracts and specifications
· Liaise closely with the asset, marketing and leasing team to ensure consistent and effective marketing and leasing activities to achieve targeted occupancy rate and effective rental for all assigned projects
· Liaise closely with asset team and the Appointed Managing Agent and/or relevant 3rdparties/vendors to ensure a smooth and consistent handover process to Tenant and efficient operation process during whole lease tenure
· Assist property team to handle unsatisfactory incidents and complaints from tenant during the Defects Liability Period (DLP), where applicable
· Assist business development team to prepare feasibility studies on all assigned government land tender sites, redevelopment sites, asset enhancement sites and any other real estate development sites that may be assigned from time to time
· Ability to keep abreast of technological change, to learn from and reflect on the past, to ensure effective training & development of team members, to find most expedient way to develop new skills and knowledge required
· Communicate ideas for improving company processes with a positive and constructive attitude, and for developing this attitude in others
· Create and cultivate the team work, team spirits and team bonding of the project team
Qualifications
· Degree or Diploma in Architectural, Civil Engineering & Structural, Building Surveying, Quantity Surveying or Project/Construction Management
· 3-5 years of experience
· Familiarity with construction methods and the building codes
· Proven ability to work effectively both independently and in a team based environment
· Demonstrated willingness to be flexible and adaptable to changing priorities
· Effective communication skills including verbal, written and presentation skills
· Strong multi-tasking and organizational skills
· Excellent client-facing and internal communications skills
