Job Responsibilities:
· To be responsible for All deliverables required in the Agreement with Client & Ensure all contract obligation compliance.
· Assistant site manager oversees the Admin works inclusive of HR & Support team.
· To be the leader for all the Site Audit conducted by client or ISS internal and ensure all compliance.
· Ensure able to meet or exceed the Forecasted and Budgeted Contract Base Claim contribution & Above-Base (AB) monthly across each month.
· 100% meet Fault Response time & KPI on the monthly basis (Response time, Interim Fix & Permanent Fix) stated in the FM contract.
· To plan and monitor execution of all fix-it and Programmed Maintenance (PM) works within the framework of the allocated resources. Ensure No Delay completion of all PM works and carried out PM according to prescribed checklist and schedule.
· Constantly engaging with the client and end users to seek feedback, gaps and improvement opportunities through survey and dialogue.
· To organize the team to align with the overall client’s expectations and contractual requirements and support the operations of the hospital, especially in the front and engineering and customer supports.
· Ensure Smooth site operation & provide cover duty for the absence of management staff. Attendance to the urgent site breakdown and provide support to the site team for the rectification works.
· Ensure and oversee the completion within 1 month of Fault Identified during walkabout. No delay in compilation and preparation of week/monthly/ad hoc reports.
· Provide technical and administrative support to ground operational team.
· Identify and propose grooming, training guidance to potential staff.
· Work with HR in handling staff Grievances, Discipline and Termination.
· Analysis staff training needs and arrange resources for staff competency training.
· Identify competency gaps in the team members and train all staffs.
· Team staff retention, maximum 1 staff turnover per year for the whole team.
· To oversee and drive in-house training for the respective trades. Ensure training to be conducted for all trades and to each of the staff.
· Work with Project Engineer and targeted to achieve contribute the budgeted project revenue on monthly/annual basis.
· Be part of the team to management energy savings and initiatives.
· Identify engineering issues and troubleshooting to respond to end users request. Resolving and mitigating potential engineering problems and potential cause to system breakdown.
· To be the safety leader ensure Zero Incident across the various sites.
· Ensure Zero Safety incident/Near-Miss to the whole site Team.
· Undertake any duties/projects etc. as assigned by the Account/Site Manager.
Job Requirements:
- At least a Bachelor's degree in Diploma or Degree in Electrical Engineering from an recognised Institute.
- At least 5-10 years of related working experience and minimum 3 years at managerial level.
- Proven experience in Facility Management in a large facility.
- Strong building and M&E knowledge with hands-on experiences.
- Proficient in Microsoft Office – Excel and Power Point.
