• Assist the Residence Manager to support daily operations
• Engage and attend to complaints from residents professionally and properly and to ensure every complaint is addressed with the residents with closure; ensure timely and prompt responses to complaints and requests
• Ensure that all the property management services rendered are in accordance to the contracts’ terms and conditions.
• Make regular building inspections and forward the recommendation for rectification.
• Monitor progress payments/claims to ensure cash flow projections.

REQUIREMENTS

• Diploma/Degree in Real Estate / Building Management / Hotel & Leisure Facilities Management or Higher NITEC in Facilities Management
• Relevant experience in managing condominiums, hospitality, office or retail malls.

Responsibilities:

• Assist Project Control Manager, and Cost Manager with quantity surveying matters relevant to Sub-Contract, Works Order, and Purchase Order
• Project administration and documentation include preparation of interim valuations, pricing and agreement of contract variations, update claim submissions, preparation of final accounts
• Liaise with main contractors, sub-contractors, suppliers & other parties involved in the project
• Liaise with the construction/design team to prepare the document for Request for Quotation (RFQ) or Open Tender
• Sourcing for supplier and sub-contractor, collate price comparison and costing summary
• Evaluation and certification of sub-contractors' progress payments
• Good knowledge of reading specifications and building drawings
• Prepare project budgeting and costing reports

Requirements

• At least 3 - 7 years of experience in Quantity Surveying with A1 Main Contractor in Singapore
• Solid experience with LTA | MRT projects
• Candidate must possess at least Bachelor's Degree, Post-Graduate Diploma, or a Professional Degree in Quantity Survey or equivalent
• Must be in Singapore to attend a face-to-face interview

1. Maintenance Coordination: Oversee all aspects of facility maintenance, including scheduling and supervising routine maintenance and repairs. This may involve managing contractors, service providers, and in-house maintenance teams to ensure timely and cost-effective work.

2. Property Upkeep and Inspections: Conduct regular property inspections to assess conditions, identify maintenance needs, and ensure facilities comply with safety and regulatory standards. Recommend and implement improvements or refurbishments as necessary.

3. Budgeting and Cost Control: Prepare and manage budgets for facility operations and maintenance activities. This includes monitoring expenses, negotiating contracts with service providers, and ensuring cost-effective solutions are employed.

7. Facility Upgrades and Capital Projects: Plan and oversee capital projects for facility upgrades or large-scale maintenance initiatives, including renovations or infrastructure improvements. Ensure that projects are completed on time, within budget, and meet the required standards.

9. Sustainability Initiatives: Lead sustainability efforts for properties, such as energy efficiency upgrades, waste reduction strategies, and the adoption of green building practices.

10. Reporting and Documentation: Maintain comprehensive records of maintenance activities, tenancy agreements, budgeting reports, and compliance documents. Provide regular reports to property owners or senior management on the status of facilities and ongoing projects.

Job Responsibilities:

• General Maintenance Work.
• Ensure that building and their services are always kept in a good state of repair and to carry out preventive measures.
• Attend to and investigate any maintenance complaints or problems promptly.
• Conduct daily physical checks on the interior and exterior of the buildings, and its services for the purpose of detecting a physical defect.
• Liaise with terms contractors and monitoring of works order for remedial of physical defects and repairs.
• Monitor and supervise works of term contractor and recommend for payment when works are properly executed.
• Monitor and submit monthly report on building repair works.
• Handing / Taking Over of Premises by Tenants (assisting Centre Managers/Property Executives)
• Ensure that building premises are in a good state of repairs and cleanliness before a show round. All defects should be rectified before the handover of premises.
• Conduct joint inspection with occupants before handing over of premises. Proper records of handing over must be maintained.
• Check the tenant’s premises for defects before the termination or renewal of tenancy. Compile list of defects to be rectified by tenants.
• Conduct final inspection with tenants upon notification by tenant that all defects have been rectified.
• Supervision of Conservancy / Security Services.
• Perform any ad-hoc duties assigned.

Job Requirements:

• Candidate must possess experience with some carpark management and facilities background
