POSITION SUMMARY

The Finance manager reports to the Director of Finance and will be responsible for all accounting transactions, finance month end close, financial data analysis, and all financial compliance activities of the organization. The role will also support the Director of Finance in all bank transactions, bank account management and cash forecasting. This is a replacement role in the finance and admin function of Special Olympics Asia Pacific. PRIMARY RESPONSIBILITIES

The responsibilities of the Finance manager include, but are not limited to:

Finance

• Manage all invoices, receipts, payments and other financial transactions

Required Qualifications:

Purpose of the job

Your key tasks

About the role

As a Corporate Finance Manager with around 10 years' experience, you will be in a crucial role in driving organizational success. This crucial role reports to the CFO.

Responsibilities

• Analyse financial data and prepare reports to assess the company's financial health and performance.
• Evaluating and executing M&A and other investment opportunities, conduct due diligence, financial modeling, and negotiating deals to ensure successful transactions
• Managing the company's capital structure, involves optimizing the mix of equity and debt financing to maintain a healthy balance between risk and return.

JOB SUMMARY

The incumbent will be responsible for the financial analysis and underwriting of investments for projects involving a wide variety of property type, investment and JV structures. This position requires a highly qualified and motivated individual to be responsible for financial modeling, valuation, research, due diligence and IC Memo preparation for Digital Realty Trust. The candidate must be able to work independently and take lead in deal underwriting from different stages in a timely manner. The candidate must also be able to effectively coordinate and manage multiple due diligence assignments across various cross functional teams as well as to prioritize his/her tasks and efforts.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Create detailed financial model (Excel) and return sensitivity analysis with highly complex deal structures.
• Participate in drafting acquisition proposals to Investment Committee for approval of transaction.
• Conduct market analysis focusing in the APACmarkets.
• Stay ahead of market trends, emerging technologies, and regulatory changes impacting data center developments in key markets.
• Review leases, abstracts, contracts, financial statements, and research tenant information to evaluate creditworthiness, growth prospects, business outlook, etc.
• Conduct comprehensive due diligence activities with consultants, including site assessments, environmental impact studies, and permitting requirements. Managing and organizing virtual data room.
• Collaborate closely with internal teams, including design and construction, sales engineering, operations, legal, tax and finance, to ensure seamless project execution.
• Assist Investment Director in sourcing and evaluating new potential joint venture partners and investment opportunities.
• Assist in standardizing and increasing efficiencies of investment underwriting process and procedures in APAC.

EDUCATION and EXPERIENCE

• 3 to 5 years of private equity or real estate investment experience. Direct buy-side experience with deal execution (end-to-end) is preferred.
• Data center experience is preferred.
• An undergraduate degree is required with a track record of academic excellence.
• Advanced use of Excel, Word, and PowerPoint.

Responsibilities

Accounting and Financial Management:

• Lead a team to maintain accurate accounting records and ensure robust internal controls.
• Oversee all finance and accounting operations for timely monthly and year-end closings.
• Ensure accurate, timely financial and management reporting, including consolidation of group financial statements.
• Review and analyze monthly financial performance of group entities and implement necessary process improvements.

Tax and Compliance:

• Oversee the full cycle of recruitment, from hiring to onboarding new employees, and conduct new employee orientations.
• Continuously review and update HR policies, procedures, and the company handbook to comply with labor legislation and business needs.

Administrative Duties:

• Co-manage office premises maintenance, including agreements, leasing, and usage.
• Participate in stock takes and fixed assets counts.
• Perform any other HR and administrative tasks as assigned by management.

Qualifications

• Degree in Accounting or an equivalent professional qualification (ACCA/CPA).
• Minimum of 5 years of experience in finance and accounting, including at least 3 years of experience in team management.
• Experience in the chemical manufacturing industry is a plus.

We are seeking a detail-oriented and highly organized Accounts Payable and General Ledger Specialist to join our Finance team. The successful candidate will be responsible for managing all aspects of accounts payable and maintaining the general ledger to ensure accuracy and compliance with our financial policies.

Accounts Payable

• Perform 3 way match of vendor invoices, debit note & credit note against Purchase Order and Delivery Order. Investigate differences if 3 way match fails.
• Posting of vendor invoices into accounting system
• Checking of external service engineer OT claims prior to submission to recruitment agency for invoice issuance to the Company
• Generate AP aging report. Reconcile of AP and subledger of GL.
