QA QC Supervisor

The Quality Assurance and Quality Control (QA&QC) Supervisor/QA&QC Executive monitors sampling and product quality testing. He/She performs non-standard quality tests and manages documentation of data and test results.

Responsibilities

• Support the site and project manager in architectural aspect of the construction works.
• Responsible for submission of Architectural samples, shops drawing and other related documents to the consultants or authorities.
• Implementing the QA/QC system to ensure quality targets are achieved.
• Prepare project quality plan for execution.
• Carry out in-process checks with the quality standards and good practices.
• Monitor and update schedule and status of CONQUAS / QUALITY assessment.
• Support in tender review in quality areas, when required.
• Attend QA/QC meetings and site inspection and ensure proper record and documentation.
• Ensure all activities carried out are in full compliance to all regulatory and authority requirement.
• Liaise and Coordinate closely with Site Project Managers and representatives (Structural, Architectural, Civil, etc.)

Requirements

• Diploma or Degree in respective discipline Engineering, project management, or equivalent tertiary education.
• At least 5 year(s) of working experience in site QA/QC supervisor role.
• Be able to work independently with minimum guidance and under pressure to meet tight deadlines.
• Good team player, keen desire to learn, contribute, advance and progress with the company.

Duties and responsibilities:

•To assist the Project Manager on project site work by focusing mainly on the aspects of construction, safety

quality management, project coordination of projects and maintenance works and to ensure smooth work

progress and completion within target time and budget.

• Liaise and coordinate with the stakeholders (e.g. clients, authorities, consultants) on permits, drawings and design matters.

• Develop projected milestones and operational plans which includes scheduling, monitoring and reviewing of the daily work progress.

• Preparation of engineering documentations, method statement, risk assessment, work instructions and daily progress reports with the project site team.

• Preparation of mark-up drawings and other supporting documents required for progress claims

• Responsible in coordinating and monitoring of site works including sub-con activities in compliance to relevant standards, practices, performance and specifications

• Preparation usage of required resources such as manpower, equipment, material and tools for schedule of resources during the course of the project

• Develop, evaluate and prepare execution plan through the understanding of project requirements and work scope.

Qualifications and Experience

• Education: Diploma / Degree in Civil / Mechanical engineering

• Experience: 2-3 years working with Oil and Gas plant experiences. (Entry Level are welcome)

• Software skills such Primavera P6 , MS Project, Autocad / BIM will be an advantage

Purpose:

To provide high quality service deliverables to the firm’s Real Estate (RE) Clients you are responsible for, ensuring all deliverables are met and the clients expectations are managed and met on a day to day basis.

This entails reviewing all Financial Statements and disclosures and ad-hoc client deliverables in relation to providing fund administration services to RE clients.

Expected to help improve the processes and efficiencies of the department.

Be subject matter expert of RE Fund Structures accounting and administration processes.

Core Responsibilities:

◼ Managing financial servicing for a portfolio of RE clients ensuring the smooth running of day to day relationship with clients and consistent delivery of client reporting/ information accurately and on time

◼ Be an ‘expert’ on designated clients including understanding technical details of their LPA, SLA, Fee Agreement and any technical nuances

◼ Minimise risk to IQ-EQ by ensuring all procedures and checklists are followed by all team members

◼ Liaise with auditors, banks, brokers, custodian and regulatory authorities i.e. ACRA, IRAS, MAS, CIMA

Tasks / Duties:

Client Delivery

◼ Deliver timely quality service to the client to ensure all requests for designated clients are met, ensuring any client/investor queries are responded to within 24 hours

◼ Complete a review on designated client work (includes NAV, Financial Statements and other Ad Hoc Tasks) and assist on reviews for other teams as required

◼ Ensure that KPIs are developed, implemented and reported quarterly in accordance with agreed SLA’s

◼ Prepare quarter end timetable for all client work and manage quarter end process to ensure all deliverables adequately resourced and completed on time

◼ Maintain regular contact with client through weekly phone calls and emails detailing upcoming deliverables and progress thereof.

◼ Assist with new business take on where required.

Management of Workflow

◼ Work with Back Office on client deliverables to ensure adequate resources are allocated and fully utilised

◼ Ensure Back Office are preparing all work to a standard suitable for client review

◼ Provide constructive feedback to Back Office on a timely basis and ensure Back Office receive appropriate development support

◼ Plan workloads and utilise support team / additional resources where necessary to ensure deadlines are achieved

◼ Ensure reconciled cash balances are maintained for clients at all times.

IQ-EQ Fee Management

◼ Ensure our electronic time sheets are completed daily, and accurately for all hours worked and recording ad hoc work completed for billing purposes

Systems

◼ Understand and use best practice on Investran (accounting platform)

◼ Understand and make best use of the functionality in our software when producing accounts

◼ Ensure client database is up to date and accurate in Investran (contact changes completed within 24 hours of receipt) and Outlook databases for client related changes

Risk

◼ Ensure relevant procedures and checklists are adhered to by staff to minimise risk of errors

◼ Report any breaches, complaints or errors to Compliance officer promptly

◼ Ensure all error reports are completed for review by the Senior Accountant on the day an error is identified

Other

◼ Undertake any additional reasonable requests as deemed by the firm

Qualifications and Experience Required for this Role:

Essential

◼ Bachelor Degree in Accounting, CPA or equivalent

◼ 3-4 years relevant experience

◼ Experience of managing service operations and managing client deliverables

◼ Experience in preparation and review of Financial Statements with notes

◼ Excellent organisational, prioritisation and interpersonal skills

◼ Comfortable communicating with Senior Management

◼ Intermediate Microsoft Office skills with particular focus on Excel skills

◼ ‘Can do’ attitude, ability to cope with tight deadlines, working under pressure and lead by example

Desired

◼ Knowledge of private equity industry is essential

◼ Advanced Excel skills including Pivot Tables and data analytics

The Opportunity

Altus Group has an immediate opening for a Real Estate Valuation Analyst role within our Altus Analytics – Global Advisory team in Singapore. The successful candidate will support a team of 8 based in Singapore. The primary role of the Valuation Analyst will be to provide support to the valuation (appraisal) review process of commercial real estate portfolios located across Asia Pacific. Each quarter, the Analyst will assist in the valuation review process and update of ARGUS and/or MS-Excel models for all property types, as well as assist in the preparation of client deliverables.

Key Responsibilities

· Assisting in the valuation (appraisal) management process for Global and Regional Real Estate funds.

· Conducting reviews of external third-party commercial real estate valuations across APAC.

· Analysing and reviewing ARGUS and MS-Excel-based valuation models for accuracy and reasonableness.

· Tracking and understanding changes between valuations from quarter to quarter.

· Assisting in researching and understanding inconsistencies/discrepancies in valuation reports.

· Preparing presentations on review findings and portfolio metrics.

· Gaining an understanding of the Valuation Standards (IVS/RICS), real estate valuation methodology/approaches, and regional-based nuances (if any).

Position Requirements

The preferred candidate will possess the following skills and attributes:

· University degree in real estate, finance, or a related field is required.

· 0-2 years of commercial real estate valuation experience, with any current or prior exposure in a valuation firm (e.g. CBRE, JLL, C&W, Knight Frank, Savills) being a plus.

· An understanding of IVS/RICS Valuation Standards.

· Good financial modeling skills to model and analyse commercial real estate assets in ARGUS Enterprise and MS-Excel. Prior knowledge or use of ARGUS Enterprise is a plus.

· High attention to detail.

· Strong written and oral communication skills.

· Ability to multi-task and prioritise projects and portfolios; strong time-management skills.

· High level of integrity and intellectual curiosity.

· Languages: Fluency in English with proficiency in Japanese being an advantage.
