Job Responsibilities

1) Portfolio accounting & reporting:

a. Review and analyse financial reporting pack prepared by outsource service providers.

b. Manage timely closing process and reconciliations of the revenue, expenses, accounts payable, accounts receivable and intercompany transactions.

c. Prepare the straight-line rent and incentives adjustments and journals entries.

d. Handle the full set of financials for property holding entity and investment holding entity.

e. Provide monthly profit or loss and balance sheet analysis commentaries.

f. Review payments prepared by outsource service providers and prepare funding and ad hoc payments when required.

g. Update the cash flow & loan schedules, prepare loan repayments and journal entries.

h. Assist with MRI software & payment system issues faced by outsourced service providers.

i. Work closely with all business units and overseas counterparts, investors and external parties including trustee, auditor, and tax agent.

2) Statutory and other compliances:

a. Responsible for reviewing quarterly GST returns for Australia and Singapore.

b. Update the tax schedules for Australia income tax filing and quarterly tax distribution calculation and assist with tax queries.

c. Prepare Enhanced-Tier Fund annual declaration.

d. Assist with yearly audit for common area outgoing expenses and review/prepare half yearly forecast for the outgoing reconciliation.

e. Prepare the necessary schedules required for bank compliance submissions.

f. Support yearly Audit and prepare financial statements.

g. Responsible for other statutory compliance, such as yearly MAS returns, Australian Authorities survey etc.

3) Other responsibilities:

a. Annual budget exercise and regular financial forecast.

b. Ad-hoc project, such as asset acquisition, process improvements, system implementation/upgrade.

4) Any other responsibilities as assigned by the Company from time to time and ad-hoc request as needed.

Requirements

• A recognized degree in accounting or relevant professional accountancy qualifications.
• At least 5 years of relevant experience in related field and industry.
• Preferably with experience working in listed company, REIT or Real Estate fund management.
• Proficient in of Microsoft Excel and Words, Power Point.

Business Partnering

You will be accountable for the successful delivery of the financial services as defined in the client contract supporting the Regional Account Director and the account team in handling business, operational, financial decision making and risk mitigation. You will also be identifying and implementing process improvements, cost reduction and quality improvements. On top of that you will be measuring and reviewing the financial KPIs.You will serve as a single point of contact for the financial service delivery and manage relationships with the key stakeholders in the client’s organization.

Being detailed

You will be managing a team of 2 providing effective strategic leadership to the team and coaching, mentoring the team.You will be responsible for annual budgets, forecasts and monthly reporting pack, analyzing operational data across the client’s property portfolio and ensuring accurate and timely financial information is provided to management team. You will be managing the ME process for the portfolio which includes the management of JDE E1/processing systems, budgeting & reporting systems, review ME reconciliations, monthly accruals and working with the team / Shared Service Centre and operations team to meet client deliverables.You will also be responsible for the invoice payments and billings and it includes working with the Shared Service Centre to manage vendor payments and maintaining all necessary guidelines and manuals associated with the accounts payable/ receivable process. You will be accountable for the timely coordination of our invoice processing, managing our cash flow and monitoring the accounts receivable.You will also be managing monthly, quarterly and ad hoc client requirements for the portfolio with inputs from operations team.You will be supporting the account team in driving specific initiatives such as savings targets, benchmarking and implementing best practices.

You will also ensure that all financial accounting and reporting is audit worthy and is according to the recognised quality management processes. Job scope:

• Receive and process all invoices, expense forms, and payment requests.
• Scan vendors' invoices to the Shared Services Centre and follow up on discrepancies with requesters.
• Coordinate with the Shared Service Centre for invoice postings and payments.
• Handle petty cash transactions and perform monthly reconciliations.
• Prepare cheques and bank transfers for payments.
• Ensure accurate management of incoming and outgoing funds transfers for both in-house cash participants and external bank accounts.
• Update banks' compliance and KYC requirements.
• Monitor and ensure the accuracy of in-house cash account balances.
• Analyze accounts and prepare monthly reports.
• Prepare quarterly GST submissions and withholding tax submissions.
• Conduct analysis of balance sheet accounts.
• Facilitate the month-end closing process.

Requirements:

• Degree in Accountancy/Business with at least 3 years’ experience in finance
• Experience in SAP
• Proficient in Microsoft Office applications
